LupaMap data methodology

Bank and institutional records (22,335) come from official acquired-asset and ROPA portfolios, PDFs, and public tables. Open-market rows (7,090) come from property portals and are retained with source links so every visible comp can be audited.

The build keeps vacant residential, commercial, industrial, agricultural, beach, raw land, and lots with structures. Condos, houses, memorial lots, vehicles, and non-land categories are removed before map output.

Exact/high/medium coordinate rows (9,898) are suitable for parcel or street-level review. Low-confidence rows (8,684) are neighborhood-level inferences, rendered differently, and should never be treated as parcel-exact.

₱/sqm is recomputed and outlier-filtered before city stats. Current reference percentiles run from ₱1,500 at p25 to ₱21,666 at p75 where values are available.

The app has no server runtime. CI rebuilds static GeoJSON, city aggregates, and metadata files; the browser inflates the gzipped GeoJSON and all analysis runs client-side.
