WHY THIS EXISTS

The cheapest land in the country is the hardest to find.

When a loan defaults, the bank ends up owning the land. Regulators push banks to sell these "acquired assets" — which means motivated sellers and real discounts. But the inventory is scattered across PDF price lists, paginated tables, and auction notices on more than forty different websites. Almost nobody reads them.

And even if you find a lot, one question decides everything: is this actually cheap? A ₱3,000/sqm lot means nothing until you know whether its city trades at ₱2,000 or ₱8,000. Listing sites can't tell you — their business is the sellers' asking prices.

LupaMap exists to answer that question. We benchmark every lot — bank-owned and open-market — against the real ₱/sqm distribution of its own city, updated every morning. The result is a map where "cheap" is a measurement, not a marketing word.

We collect

Every morning we scrape 40+ official bank and agency asset lists — BPI, BDO, PNB, Pag-IBIG, PDIC, SSS and more — plus the major property portals. PDFs, tables, auction notices: all of it becomes one clean dataset.

We benchmark

Every lot is normalized to price per square meter and compared to the median of its own city — computed from thousands of observations, with outliers filtered out. You see the price and what the price means.

You verify

Every pin links to the original bank or portal listing and to Google Maps. Location confidence is labeled on every lot — exact, street-level, or area-level. We do the screening; the due diligence stays yours.
